Buying

What title documents should a property have?

Look for a Certificate of Occupancy (C of O) or Governor’s Consent, a registered survey plan and a Deed of Assignment from the seller. We search each title at the Rivers State lands registry before a property goes on our site.

Do you offer payment plans?

Some developments we sell allow staged payments over 6 to 24 months. The listing says so when a plan is available, and the terms go in writing before you pay a deposit.

What fees will I pay as a buyer?

Agency, legal and survey fees are listed in writing before you commit to anything. There are no charges for viewings.

How long does buying take?

Once a price is agreed, most purchases complete in four to eight weeks. Governor’s Consent can take longer, but you can usually move in before it arrives.

Buying from abroad

Can I buy from outside Nigeria?

Yes. We run video viewings, send every document to your lawyer, and can hold the keys and manage the property until you arrive.

How do I pay safely from abroad?

Payments go to the seller’s or developer’s account named in the contract, or to your lawyer’s client account. We never ask you to pay into a personal account.

Renting

How much rent is paid up front?

Most landlords in Port Harcourt ask for one year’s rent in advance. Each listing shows the rent and every other charge, so you know the full amount before you view.

What is a caution deposit?

A refundable deposit held against damage. It is returned at the end of the tenancy, minus the cost of any repairs agreed at the move-out inspection.

Selling and letting your property

How do you value my property?

We inspect it, check the documents, and compare it with recent sales and rents nearby. You get the figure in writing, with the comparisons we used.

Can you manage my property after I buy?

Yes. We find and vet tenants, collect rent, handle repairs and send you a statement every month.
